Description:

The Construction Manager at Risk (CMR) was approved by the Board on March 1, 2005. On April 5, 2005 the Board approved a partial Guaranteed Maximum Price (GMP) of $1,256,500 to order kitchen equipment, with an estimate of $5,085,590 for the total GMP. No contract was written for this partial, the CM's estimate increased to $5,542,645, and the administration pulled back for a redesign in an effort to reduce cost. While the Board did approve the partial GMP amount, no contract was written at that time and no construction was authorized. The scope of work was re-evaluated, the code required work was reviewed, and the schedule was adjusted. The work in this proposal provides for replacement of kitchen equipment, the associated utility services required by the equipment, and the work required by code once the existing equipment is changed. This proposal also provides a temporary serving line at PSHS to allow construction work while continuing to serve. At PSHS the serving area is in a food court style, and the kitchen capacity allows for this to be a remote catering site. This Proposal provides the Guaranteed Maximum Price to the existing CM at Risk agreement. This GMP amount includes the Construction Period Fee. Summary of Proposal: Previously approved for Bowman Serving Line: $ 94,490.00 Guaranteed Maximum Price, this recommendation: $4,046,833.00 Total GMP under this Agreement (includes Construction Period Fee): $4,141,323.00 The Pre-Construction Services Fee was approved with the award of the CM at Risk in March 2005. This construction budget is being funded from systems and compliance funds from 2000 and 2004 Bond funds.

Recommendation:

The Administration recommends that the additional GMP in the amount of $4,046,833.00 be authorized for the work under the CM at Risk agreement for the Kitchen Remodels for Bowman Middle School, Vines High School, and Plano Senior High School.
