3. CSP #2007-065 Hendrick MS Renovations Construction Manager at Risk-Partial Guaranteed Maximum Price (GMP)

Description:

This project is progressing with the completion of the construction documents. Cadence McShane Corporation, the Construction Manager at Risk (CMR) approved by the Board on November 6, 2007, is involved in the project development. In order to facilitate the construction schedule and utilize the time available this spring, it is recommended a portion of the pending GMP be authorized for doors, frames and hardware. These are long lead time items and, since there is only interior renovation being done, are needed early in the construction. The CMR has taken bids for this work and will award subcontracts following approval of this request. The CMR will be taking bids on the balance of the work in March and prepare the final GMP for presentation to the Board at the April 1, 2008 Board Meeting.

Summary: This Proposal provides for authorization of a portion of the pending GMP to allow subcontracting for doors, frames, and hardware. The amount by actual bids is less than the CMR's budget estimate for these line items by $26,602.00. This proposal also includes an amount for bonds and insurance to cover the Initial GMP Estimate (IGMP). The Initial GMP Estimate at this time is $14,098,368.00 and includes the Construction Period Fee.

Recommendation:

The administration recommends that a portion of the pending GMP with Cadence McShane Corporation in the amount of $598,983.00 be authorized for the award of doors, frames, and hardware subcontracts. The final GMP is currently scheduled for the April 1, 2008 School Board Meeting.
