Description:
Sealed Proposals were solicited for Construction Manager at Risk for the New Elementary School in the Southeast area of the District. Proposals were received on April 24, 2006 from six construction manager firms.
An Evaluation Committee consisting of representatives from Facility Planning and Construction and the Architect reviewed the submittals. The Architect made reference calls on all six firms who submitted, and a summary of the telephone reference calls was provided to the Committee. Following review and discussion of the submitted information, the Evaluation Committee made its recommendation.
Summary:
The contract award at this time will commit the Pre-Construction Period Fee and will set the rate for the Construction Period Fee. Prior to committing any funds to the cost of construction, a Guaranteed Maximum Price will be presented to the Board for approval, and a contract amendment will be required.

(no separate fee charged)
Construction Period Fee (% of the Cost of Construction): 2.85%
Estimated Construction Budget, including Fee: $9,300,000.00
Recommendation:
The Administration recommends that the contract for Construction Manager at Risk for the New Elementary School be awarded to Cadence McShane Corporation. Cadence McShane was also the contractor on the last two new elementary schools constructed and will staff this project with the same management team. This will also be beneficial to this project due to the limited project development schedule.
Business Impact:
Estimated Value: $5,120,000.00.
Budget/Financial Implication: 2004 Bond Funds.
