This project is progressing with development of the construction documents. Pogue Construction, the Construction Manager at Risk (CMR) approved by the Board on May 20, 2008, is involved in the project development. The project development schedule has the Guaranteed Maximum Price (GMP) coming to the September 2, 2008 Board Meeting. In order to facilitate the construction schedule, utilize the time available this summer and reduce the disruption at the two existing sites, it is recommended a portion of the pending GMP based upon CMR estimates be authorized for site grading, site utilities and paving modifications. This will allow the parking and drives at Beaty and Pearson to be relocated while school is out and available for use in their new configuration when class resumes in the fall. Additionally, site work and demolition of unneeded construction placed by the previous owner will be started at the new site. The CMR is scheduled to receive bids for this work on June 24, 2008 and will award subcontracts following approval of this request and evaluation of the bids with the CMR, Architect and PISD representatives. The CMR will be taking bids on the balance of the work in August and prepare the overall GMP for presentation in September.

Summary:
This Proposal provides for authorization of a portion of the pending GMP to allow subcontracting for elements of site work and paving. This proposal of $1,793,219.00 also includes an amount for General Conditions, bonds and insurance for the Initial GMP estimate. While this Proposal is based on CMR estimates, all work will be bid and evaluated against this estimate prior to starting work. The Administration will work with the contractor, architect, and staff to reduce the currently estimated cost.

The Initial GMP Estimate (IGMP) prepared by the CMR is currently $15,770,570.00 and includes the Construction Period Fee.

Recommendation:

The Administration recommends that a portion of the pending GMP in the amount of $1,793,219.00 be authorized for the award of subcontracts by Pogue Construction. The overall GMP is currently scheduled for the September 2, 2008 School Board Meeting.
